Real estate valuation is a process to find the current market value of a property at a given point in time. The object to be valued could be an apartment, residential building, land, commercial premises, or any other object entered in the land register.

How does real estate valuation work?
- Choosing a valuer
Choose a valuer for the appropriate area and contact them directly or fill in the inquiry form on our website.
- Mapping the needs
The valuer specifies the address, type and purpose of the valuation of the property to be valued and suggests suitable times for inspection. You will also be provided with information about the service fee and the time of performing the work.
- Inspection of the object
Documents of the property to be valued (contracts, projects, plans) are examined. For inspection, the valuer needs access to all the premises. The valuer takes photographs of all the buildings, premises and land. After the inspection, an invoice for the service is issued.
- Preparation of the valuation report
The valuer examines the registers, collects and analyses the necessary data, and prepares the valuation report. The preparation time depends on the complexity of the object, and the exact time of completion is agreed upon with the client.
- Submission of the valuation report
After payment of the invoice by the client, the valuer sends a digitally signed valuation report as a PDF file.

- projects for residential building and auxiliary buildings (including floor plans and room explanations) or inventory drawings, where possible
- contract with plans in the event of notarised conditions of use for parts of a house and terraced houses
- site plan, where possible
- explanatory memorandum and drawings in the event of a detailed spatial plan

Valuation/Appraisal reports issued by Arco Vara are accepted by all Estonian credit institutions.
