RESIDENTIAL HOUSE
Originally built in 1961, this 3-room house with a separate kitchen (54.6 m²) has an approved construction project for renovation and expansion. A building permit was issued in 2006. The project includes adding an attic floor and modifying the ground floor layout—adding a hallway and bathroom near the entrance and expanding the opposite side with an additional room and sauna facilities. The attic floor is designed to include two rooms, a balcony, and a bathroom.
According to the project, the building footprint is 110.8 m², with a total usable living space of 163 m², including 123.5 m² of living area and 39.5 m² of auxiliary space. The total building height is 6.85 meters.
Construction and renovation work took place from 2006 to 2019. The house is partially renovated and is being sold in its current condition. The new owner can complete the construction and interior finishing to their taste.
One of the newly built sections includes an entrance hall and a fully completed shower room. On the opposite side, an extension intended for a sauna and an additional room is partially constructed. The second floor has been added according to the project, but the interior spaces remain unfinished.
Existing living areas have partially insulated floors covered with laminate parquet, while some older wooden floors remain uninsulated.
The bathroom floor features electric underfloor heating. The property is fully fenced.
Additional structures on the plot include a shed and a greenhouse. A terrace can be built in the yard.
CONSTRUCTION DETAILS
The new extension has a 30 cm monolithic concrete strip foundation, while the original part has a shallow concrete and limestone foundation.
The original section has wooden panel walls with an additional 10 cm insulation, windproof boards, and wooden cladding. The new extension consists of 20 cm small blocks with 10 cm insulation, windproof boards, and wooden cladding.
The attic structure features a 5x15 cm frame with glass wool insulation, windproof boards, and wooden paneling. Interior walls have a 10 cm wooden frame, and floors are supported by 10x20 cm wooden beams.
The roof structure consists of 5x15 cm rafters, designed for stone wool insulation, and is covered with profile sheet metal. The insulation inside the roof is yet to be installed.
The house has PVC double-glazed windows and a metal front door. Interior doors are wooden.
A wooden staircase is planned according to the project but has not yet been installed.
The house includes a chimney with smoke flues and ventilation channels. Ventilation openings are planned for the exterior walls.
UTILITIES
Central water and sewer system, hot water from a boiler.
Electricity: 3 x 25 A, supplied via an underground cable. Electrical project available.
Heating: Currently, a boiler is used, operating on both wood and electricity, heating radiators and the hot water boiler. The attic is planned to be heated by a fireplace. In the long term, installing a new heating system is recommended.
High-speed internet available via Telia fiber optic.

Firewood: 6–7 m³ for winter heating + additional for summer hot water (boiler can also run on electricity in summer).
