The notarial usage rules the usage area for all owners. For sale is the part of the house on the right, which was built ~1990 and completely renovated in 2007-2008. HEATING AND VENTILATION
The part of the house is heated by electric heating. All rooms have quartz sand radiators that can be adjusted and programmed to the appropriate heating mode using a remote control. On the second floor, there is a Contura fireplace in the living room and electric underfloor heating in the kitchen, hallway, utility room and laundry room. There is exhaust ventilation in the laundry room, and an autonomous exhaust ventilation device above the stove in the kitchen.
WATER, SEWER AND ELECTRICITY
The house is connected to the central water and sewage network. The water meter and filter system are located on the property, each part of the house has its own water meter. The entire residential building is one customer for Tallinna Vesi, and one co-owner deals with the accounting. Others submit water readings to the meter. Water accounting is quarterly. The part of the house has a 100L hot water boiler. The building is connected to the network of Eesti Energia, the electricity capacity of the part of the building is 3x25A.
LANDSCAPING AND SUN
The building is surrounded by deciduous and coniferous trees and bushes (high and low greenery). In the private part of the garden next to the terrace, the wild onion sprouts in the spring and the blackcurrant bush yields in the summer. Perennial flowers (tulips, peonies, etc.) are pleasing to the eye. The sun moves from the house in the morning to the back of the house during the day and shines on the terrace from noon to evening.
LEGAL CORRECTNESS
All reconstruction works are legalized according to the construction project. A notarial agreement on the use of the property has been set for the possession and use of the property. On the location plan attached to the pictures, No. 1 indicates the location of the building. The part of the property marked with a green line on the plan (~100 m²) belongs to the exclusive use of the part of the house for sale. Areas shared with other house owners are hatched as a green area, demarcated in blue, hatched as a blue area (~80 m² in total).
UTILITY COSTS
Utility costs: electricity, water, garbage collection and security service. In 2023, the electricity bills were between €90 and €400, depending on consumption in summer and winter.
